Here is where we are with the Rehab project:
Contract Signed: On May 19, we signed a contract with RDL, our general contractor to complete the bulk of the rehab work. Some pool-specific work will be completed through a separate contractor that specializes in such work. A construction start date of August 17th was written into the signed contract. This start date allows for members to enjoy the club for the peak of the summer season, up to the start of most area schools. Work is expected to take approximately 12 weeks, and starting on August 17th gives us a three month window before the holidays and the rainy season begins (rain was cited by RDL as the most common cause for construction delays on a project like ours). Full disclosure, there are still a few permitting issues working through city approvals but RDL and Habitec (our architect) were comfortable moving forward with finalizing the contract with the August 17 start date. We look forward to seeing the last few requirements turn “green” on the city site. Until then, with the contract signed, RDL is able to confirm and lock in their subcontractors, Alex can move forward with pool-specific rehab planning, and members can enjoy one last summer with the “heritage” Fairbrae.
Loan Repayment: The project loan was secured through Heritage Bank. Starting in May, members have an added loan payment of $50/Month on top of dues. Securing a loan for a Non-profit club like ours is not a simple process, and our treasurer worked for months to get this in place. While the loan payments predate the construction start, having the funds for the project secured allows RDL and the club move forward with orders and planning that set us up to break ground. The loan is a 7-year loan. If a member chooses to sell their membership, future loan payments are transferred to the incoming member.
You should have received the separate invoice for the loan in Bill.com. For our bookkeeping, it is important to keep dues and loan payments separate. We know this creates a challenge for members.
