Here is where we are with the Rehab project as of July 20, 2026:
- General Contract Signed: we have signed a contract with RDL, our general contractor, to complete the bulk of the rehab work.
- Pool-Specific Contract Ready: Pool Pros of San Jose will complete pool-specific work like pool replaster, tiling, diving board, and ADA lift. Some time had passed since their initial estimate, so we were pleased that pricing did not increase. We are ready to sign to lock in this pricing.
- Permitting: Planning permitting is complete, and building in still in-process. Habitec (our architectural firm) is responding to city comments to complete the building permitting. This is currently the most frustrating part of the process, with the City’s permitting firm missing notes from previous rounds, causing delays. The current issue is that Fairbrae is technically a “Public Pool” regulated by CBC Chapter 31B, but due to California Public Health and Safety Code section 116050, our design is grandfathered in. If 116050 is not accepted, we would need to add more toilets and sinks to our current plan. 116050 was included in the planning process, and Habitec is arguing for its including in the building process as well.
- Anticipated Start Date: A target construction start date of August 17th was written into the signed RDL contract. If permitting delays impact this start date, we will start construction as close to this date as possible. RDL is in conversation with Habitec, so a short delay would not impact overall project budget. We will keep members updated on any shifts in start date. Start date will likely be after August 17th.
- Construction Duration: Once things start, work is expected to take approximately 12 weeks.
- Loan Repayment: The project loan was secured through Heritage Bank. Starting in May, members have had an added loan payment of $50/Month on top of dues. Securing a loan for a Non-profit club like ours is not a simple process, and our treasurer worked for months to get this in place. While the loan payments predate the construction start, having the funds for the project secured allowed us to move forward with planning and contracts. The loan is a 7-year loan. If a member chooses to sell their membership, future loan payments are transferred to the incoming member.
